Whole Foods downsizes regional headquarters in new move to Denver

Whole Foods is taking a bite out of LoDo office real estate as it moves its regional headquarters.

But the grocer doesn’t have the appetite it once had: It’s shrinking its footprint by nearly 25,000 square feet.

Whole Foods is building a 13,000-square-foot office on the third and fourth floors of 1500 Wynkoop St., according to permit applications. It will replace the company’s office at 3012 Huron St. in Union Station North, which JS reported in 2016 as occupying 38,000 square feet.

A company spokeswoman confirmed the deal to BusinessDen, saying the company would move its “retail support offices” to 1500 Wynkoop St., but declined to comment further.

Permits show the business occupies the entire third floor and about half of the fourth floor of the five-story, approximately 50,000-square-foot building. NAI Shames Makovsky has advertised the building for between $35 and $38 per square foot annually, plus operating costs of $15 per foot.

The Velvet Cellar, a wine and cocktail lounge, recently took space on the ground floor of the building.

The property is known as the Saddlery Building; it was once home to Colorado Saddlery, a supplier of saddles, spurs and other cowboy supplies. The company moved over ten years ago and is now based in Westminster.

The building was first built in 1909 and underwent a $6.2 million renovation in 2011, according to the architectural firm that did the work.
